Important Disclaimer — Please Read Carefully
The following are not included and remain the owner’s responsibility:
- No site visits or field measurements provided
- Owner must verify onsite measurements and ensure compliance with local zoning by-laws
- No plan modifications or customizations (plans provided “as is”)
- Plans are based on the Ontario Building Code and use Spruce-Pine-Fir No. 1 & 2, pressure-treated lumber, with concrete sonotubes and bigfoots (Positech footings may be used in place of sonotubes, in accordance with the manufacturer’s engineering specifications; obtaining manufacturer's engineering owners responsibility)
- Owner must submit the building permit application and cover all permit fees and construction costs
- Zoning compliance is the sole responsibility of the owner
- Wood railings designed per OBC Supplementary Standard SB-7
- The deck height from deck platform to finished grade must not exceed 5'-10" at any point
- Drawings are valid for one address only and for a single-family dwelling (not fire-rated or suitable for multi-unit buildings)
- Not designed to support a roof over the deck
