House of Three is an architectural technology firm that produces BCIN-licensed, predesigned house plans, custom designs, and renovation blueprints.

We create affordable, attractive, and code-compliant designs for residential homes, renovations, and rentals. Located just north of the historic limestone city of Kingston, Ontario, we work with clients from our local area and across all of Canada.

House of Three was originally started to help homeowners design custom new homes and renovations. And over the years, it has evolved into so much more. After a few years in business, we noticed one consistent concern from homeowners and builders alike: the serious lack of predesigned plans made for use in Canada.

Existing predesigned blueprint options weren’t practical for our winters and didn’t account for the difference in climate and weather patterns across Canada. Plans need to accommodate unique snow loads and wind resistance across different regions. Plus, the average Canadian home needs room for mechanical equipment like furnaces, hot water tanks, or AC systems.

Within two weeks of purchasing, you’ll receive blueprints tailored to accommodate the climate specifications and mechanical equipment required for your region.

Our predesigned plans also cover a selection of ready-to-build auxiliary structures like garages, decks, and sheds.

What is BCIN?

BCIN stands for Building Code Identification Number. This is a licensing requirement from the Ministry of Municipal Affairs & Housing in Ontario. It sets a standard for the construction industry, requiring qualifications for building officials/inspectors, registered code agents, and designers who wish to provide design services in the province of Ontario and ensures that designers meet minimum insurance requirements.

Lisa Henderson M.A.A.T.O., CBCO

President and Lead Designer

Lisa Henderson is the President and Lead Designer at House of Three. A licensed Architectural Technologist with BCIN qualifications, a Project Management Certificate, and a Property Management Certificate, she leads the team in building code analysis, drawing approvals, and overall project delivery. Lisa is a member of both OBOA and AATO, and is dedicated to creating functional, high-quality housing for homeowners and investors.

Lisa Henderson is the President and Lead Designer at House of Three, where she leads the team with a dynamic blend of technical expertise and creative vision. A licensed Architectural Technologist with a Project Management Certificate, BCIN qualifications, and a Property Management Certificate, Lisa brings both depth and versatility to her role. She is a proud member of both the Ontario Building Officials Association (OBOA) and the Association of Architectural Technologists of Ontario (AATO). 

As the team lead, Lisa oversees every aspect of the design process—from building code analysis to final drawing approvals—ensuring every project meets the highest standards. She is passionate about designing functional, thoughtful housing that serves the needs of both homeowners and investors. 

Originally from Roslin, Lisa now calls Kingston home, where she has strong family roots. Outside of work, she enjoys traveling, paper crafting, and listening to murder mystery audiobooks—especially those with a great narrator. 

Suzanne Reid

Office Manager

Suzanne Reid keeps the office running smoothly at House of Three from Monday to Wednesday and is often the first point of contact for clients. With a diverse background in real estate investing, administration, nursing, and architectural millwork, she brings versatility and steady support to the team.

Suzanne Reid keeps the office running smoothly at House of Three from Monday to Wednesday and is often the first person you’ll speak with when you call or visit. With a diverse background that includes real estate investing as an Airbnb specialist, administration, nursing, and architectural millwork, Suzanne brings a wealth of experience and calm professionalism to her role. 

Outside of work, Suzanne lives in Kingston with her now adult children. She enjoys spending time with family, cycling, paddleboarding, and volunteering with the real estate investment community. She also held advanced first aid certification through the Canadian Ski Patrol and provided therapeutic foster care to children from abusive homes, offering them a safe and nurturing environment. 

Laura Rickard

Office Manager

Laura Rickard is a key member of the office management team with over 30 years of administrative experience and a background in architecture. She manages daily workflows, supports client communication, and ensures smooth internal operations, all while staying closely connected to the creative side of the design process.

Laura Rickard is a valued member of the office management team, bringing over 30 years of administrative experience to her role. A graduate of Mohawk College’s Architecture program in the late 1980s, Laura combines her technical background with strong organizational skills to keep the office running smoothly. She oversees daily workflows, ensures effective communication with clients, and helps maintain efficient internal processes. 

Laura enjoys staying connected to the creativity of architecture and takes pride in supporting a collaborative, well-organized work environment. Outside the office, she loves French cooking, exploring the nearby K&P trail, and curling up with a good cozy mystery novel. 

Brenna Nickle

Project Coordinator

Brenna Nickle is the Project Coordinator at House of Three and a licensed designer with a BCIN qualification in the House category. A graduate of the Architectural Technician and Property Management programs at Algonquin College, she focuses on preliminary design, finished drawings, drawing review, and on-site measurements—ensuring each project is tailored to client needs.

Brenna Nickle is the Project Coordinator at House of Three, where she plays a key role in bringing client visions to life. She is a graduate of the Architectural Technician and Property Management programs at Algonquin College and holds a BCIN qualification in the House category. 

Brenna leads the development of preliminary designs, prepares final drawings, reviews drawing sets, and also assists with on-site measurements. She’s passionate about designing spaces that reflect each client’s lifestyle and needs—and finds it deeply rewarding to see those spaces transform from plans into reality. 

Outside the office, Brenna enjoys curling, horseback riding, and finding design inspiration in the pages of Magnolia Journal. Brenna likes to go home and spend time with her family on the weekends and before moving to Kingston, she rode horses while working and showing with Owlstone Equestrian. 

Brandon Knowles

Designer

Brandon Knowles is a Designer and graduate of the Architectural Technology program at Loyalist College and has passed his General Legal BCIN exam. He leads on-site measurements and drawing production, bringing over 13 years of residential and commercial construction experience to support practical, well-informed design solutions.

Brandon Knowles is a Designer and graduate of the Architectural Technology program at Loyalist College. He has also successfully completed the Designer Legal BCIN exam. As the primary team member responsible for on-site measurements and drawing production, Brandon plays a key role in bringing projects from initial concept to detailed documentation. 

With over 13 years of experience in residential and commercial construction, Brandon brings a deep, practical understanding to his design work. His hands-on background not only enriches his architectural skills but also allows him to bridge the gap between construction and design—ensuring his previous career experience continues to add value every day. 

Outside of work, Brandon enjoys reading, making maple syrup at his family’s sugar shack, and supporting his community as a general member of the Gananoque Pride Alliance.

Marnie Williams

Senior Designer

Marnie Williams is a Senior Designer specializing in design development and quality control. She holds a Bachelor of Environmental Design from the University of Manitoba, a Master of Architecture from the University of Toronto, and BCIN qualifications for Small Buildings and Houses. Marnie is passionate about creating functional, customized spaces that reflect the needs of each client.

Marnie Williams is a Senior Designer known for her thoughtful design work and meticulous attention to quality control. She holds a Bachelor of Environmental Design from the University of Manitoba and a Master of Architecture from the University of Toronto, along with BCIN qualifications for Small Buildings and Houses. 

Marnie is passionate about helping clients create functional, personalized spaces that reflect their unique lifestyles and ways of living. Her design approach is both creative and practical, balancing aesthetics with real-life usability. 

When she’s not at the drawing board, Marnie enjoys hands-on projects—from cooking and gardening to upholstery, sewing, and renovations. Her favourite show is Grand Designs, a perfect match for her love of dream-home transformations.

Jillian Shipley

Intern

Jillian Shipley is an intern designer and a student in the Architectural Technology program at Algonquin College. She contributes to projects through as-built and new construction drawings, with a focus on creating designs that improve everyday life. Jillian is passionate about turning ideas into practical, impactful spaces.

Jillian Shipley is an intern designer currently enrolled in the Architectural Technology program at Algonquin College. With a keen eye for detail and a passion for thoughtful design, she contributes to projects by completing as-built and new construction drawings. Jillian enjoys the opportunity to bring design concepts to life in ways that positively impact the people who experience them. 

Growing up in a military family, Jillian had the unique experience of living in various parts of Canada, which has helped shape her adaptable, open-minded approach to both life and design. Outside of her academic and professional pursuits, she enjoys horseback riding and curling up with a good book whenever she gets the chance. 

Although back in school right now, we are happy she has continued to work with our team remotely!

Madison Capretta

Intern

Madison Capretta is a recent graduate of the Architectural Technician program at Algonquin College and currently serves as an intern on the team. She supports as-built drawings, iGuide processing, and site measurements, bringing enthusiasm, discipline, and a strong work ethic to every project.

Madison Capretta is a recent graduate of the Architectural Technician program at Algonquin College and currently interning with the team. She contributes to a variety of projects, including creating as-built drawings, working with iGuide files, and assisting with site measurements. Madison is passionate about her work, bringing enthusiasm and care to everything she does—she truly finds joy in the design process and in seeing plans come together. 

Outside of the office, Madison stays active with hiking, gym workouts, and competitive gymnastics. As an Ontario-level gymnast, she brings the same discipline and energy to her work that she does to her training.

Emerson Kellar

Intern

Emerson Kellar is a second-year Bachelor of Building Services student at Algonquin College, currently completing his co-op placement as an office intern. He supports design tasks, dimensioning, iGuide processing, and on-site measurements, contributing to the accuracy and efficiency of project work.

Emerson joined the team to fulfill the requirements of his co-op program and gain hands-on experience in the architectural field as he works toward graduation. Outside the office, he’s passionate about physical health and exercise, and you’ll often find him staying active or enjoying classic rock from the 1980s and '90s. 

Merry

Office Greeter

Merry is the Office Greeter at House of Three, known for welcoming the team each morning and keeping watch over the birds through the window. Adopted from the Napanee Kitten Rescue, she now lives with Lisa’s family.

Merry is the official Office Greeter at House of Three and takes her role very seriously—starting each morning by welcoming the team and keeping a close eye on the birds through the window (strictly for security purposes, of course). A proud graduate of the Napanee Kitten Rescue, Merry now lives with Lisa’s family and brings a daily dose of mischief and charm to the office. 

When she’s not stealing pens or trying to outsmart the printer, Merry enjoys morning treats and curling up for bedtime stories with her favourite human, Bentley. Her curiosity and sass make her a beloved (and slightly mischievous) member of the team.

Magnus met everyone with extra exuberance before curling up to sleep and snoring on the job. He was a team player at House of Three, and had delegated door-opening duties to each staff member, enabling him to sunbathe outdoors at lunchtime in true Bullmastiff style.
