Basswood Drive Secondary Suite Legalization: From Illegal Unit to Investment Success
At House of Three, we take pride in helping homeowners and investors navigate the process of legalizing and upgrading secondary suites. One of our past projects on Basswood Drive in Kingston perfectly showcases how thoughtful architectural design and strategic planning can transform an unpermitted unit into a fully compliant, income‑generating space.
When our client, one of our returning investors, purchased the Basswood Drive property, it included an existing illegal basement unit. Like many older conversions, this space lacked essential safety features, proper fire separation, and did not meet the Ontario Building Code or local zoning requirements for a legal secondary suite. With the homeowner’s goal of turning the property into a long‑term investment, we stepped in to complete the design to legalize the unit and ensure the appropriate life safety measures were considered.

Addressing Code Compliance and Safety
One of the first steps was introducing life‑saving features and fire separations to meet current code standards. This process included upgrading the entire suite with modern fire‑rated materials and interconnected smoke and carbon monoxide alarms. These elements not only brought the unit into compliance but also significantly improved the safety and comfort for future tenants.
Redesigning for Livability
With safety taken care of, we shifted focus to enhancing the livability and layout of the suite. Our team reconfigured the kitchen for better workflow and space utilization, ensuring the layout met both aesthetic and practical needs. A second bedroom was added for greater flexibility in tenant options and increased rental value. The laundry area was relocated to optimize previously unused floor space. By strategically optimizing the floor plan, we created a functional two‑bedroom suite that felt open, bright, and inviting, qualities that help attract desirable tenants.

Smart Design for Access and Exits
Maintaining the shared front entry was a key design choice. By keeping this common access point, we preserved the original exterior look of the home while ensuring the suite had two full exits, exceeding the minimum code requirements. This approach allowed us to balance safety, cost‑effectiveness, and architectural integrity without major structural alterations.

A Return Client and a Strong Investment
It was a pleasure to work again with this repeat client, who trusted us with another secondary suite legalization after previous successful projects together. With our guidance, they turned an underutilized basement into a fully legal, marketable rental unit that provides reliable income while increasing the property’s overall value.
The Basswood Drive project highlights how investors can leverage smart design, professional architectural drawings, and expert code navigation to transform non‑compliant spaces into high‑performing assets. At House of Three, we specialize in these exact types of transformations, helping Ontario homeowners and investors unlock the full potential of their properties safely, legally, and efficiently.
