Case Study: Massive 6-Unit Transformation
In this article, we’ll be diving into another exciting collaboration with Trillium Properties Group—the team we partnered with to transform this property. This project began as a straightforward secondary suite renovation with a detached ADU, but with strategic planning, expert guidance, and a dash of creativity, it grew into something far more ambitious. Originally slated for three units, the final result? A total of six units across two lots. Let’s break it down.

The Transformation
The project kicked off with a full transformation of the original house’s main floor. Out went the dated fixtures and awkward layout and in came a sleek, functional design tailored for modern living. Working alongside Trillium Properties Group for construction, we opened up the space, creating a bright three-bedroom unit that balances contemporary style with everyday practicality.
But we didn’t stop there. The basement was reimagined as a fully independent secondary suite complete with a private entrance, in-suite laundry, and separate utility meters. Whether used for rental income, multigenerational living, or guest space, this flexible addition maximizes both the home’s value and its utility.
When it came to transforming the garage, we intended for it to be converted into another ADU (for a total of three units on the property). However, the project took an exciting turn when our team discovered the property's hidden advantage–its unusually deep rear yard with frontage on a second street.
This revelation sparked a complete reimagining of the project's scope. Rather than just creating an ADU, we saw an opportunity to sever the lot and develop a purpose-built fourplex where the garage once stood.
Our planning consultants at Fotenn helped crystallize this vision. The new plan? Transform the property into two distinct lots: one featuring the renovated main house (now with its basement secondary-suite), and another showcasing a brand-new four-unit residential building. This strategic pivot effectively doubles the property's original unit count from three to six.
Currently, we're navigating the severance approval process, the crucial next step before garage demolition can begin. While these administrative phases require patience, the payoff will be significant. Once completed, this project won't just transform one property; it will elevate the entire streetscape by introducing thoughtful, high-quality housing options to the neighbourhood.
