This house, which had been dormant for years and was subject to a fire order and required a complete overhaul, but this challenge opened the door to a more lucrative opportunity. For investors, a secondary suite is appealing, but adding a third unit significantly increases profitability. An extra suite also has the added benefit of impacting the housing shortage in a desirable neighbourhood. Client Background
Redden’s Contracting Inc. purchased the off-market property with the idea of gaining a secondary suite conversion for their own portfolio. Originally, our vision centered around creating a secondary suite, but after conducting detailed measurements and reviewing zoning regulations, we realized the potential for a triplex conversion instead. The house had been vacant for many years and was subject to a fire order, necessitating a complete gutting down to the studs. For investors, a secondary suite is already a fantastic opportunity, but the ability to add a third unit transforms this project into an even more lucrative venture.

Design & Planning
In transforming this split-level home, we leveraged its layout to create three distinct living units that maximize both space and functionality. The main and second floors were combined to create Unit 1, featuring three bedrooms and 1.5 baths. The lower main floor and basement became Unit 2, offering two bedrooms and a full bath. During the design and zoning review, the idea of converting the double-car garage into a potential third unit was floated to the client and he agreed. The garage became Unit 3, a one-bedroom, one-bath space. This layout not only suited the property but also increased its potential for rental income. There was an element of sustainability in the redesign process: by reusing existing plumbing rough-ins wherever possible, even incorporating some from the main floor bathroom into the new kitchen for the basement unit. This thoughtful approach not only saved costs but also minimized waste, making the renovation as efficient as possible.

Construction Process
The renovation journey for this home began with removing contents from a hoarding situation, allowing us to assess the existing structure beneath the clutter. Unfortunately, the drywall was in poor condition, which led to its full removal. This presented a valuable opportunity to reinsulate the exterior walls, ensuring improved energy efficiency. While the structural integrity of the house was solid, the rest required significant upgrades. With all-new insulation, drywall, and finishes, the space now boasts a fresh shell, while being far more energy efficient.
We faced some unique challenges with the garage suite redesign, working to be sure to accommodate plumbing locations to maintain the proper slope. Through these thoughtful adjustments, we’ve transformed the property into a functional and inviting space ready for a second life.
Features & Amenities
The renovation of this property yielded some fantastic surprises, especially with the layout of the units. Unit 1 benefits from a convenient powder room ensuite, adding a touch of luxury and practicality for residents. Unit 2, with its two bedrooms, boasts generously sized bedrooms, which is a feature that is always a strong selling point for potential renters. One of the most innovative aspects of our project was the garage conversion. There was a structural post in the garage that we creatively incorporated into the design by making it part of the bedroom wall. Interestingly, the garage conversion wasn’t part of the initial plan; after reviewing the zoning regulations, we proposed the idea of a third unit to the owner, which turned out to be a game-changer for maximizing the property’s rental potential. Each unit now shines with its unique features, making the entire property more attractive and versatile!
