Limeridge Drive Project: A Smart Secondary Suite Transformation in Kingston’s East End
Our project on Limeridge Drive is a great example of what thoughtful design and smart renovation can do for a property, and for its owner. Located in Kingston’s desirable east end, just minutes from CFB Kingston, this home was transformed into a stylish and functional secondary suite that perfectly fits the needs of modern renters. With its proximity to the base and a quiet residential setting, the property is ideally positioned for attracting high-quality, long-term tenants.
Before the renovation, the lower level of this home featured a partially finished basement with a modest rec room, bathroom, and laundry area. It had good bones, but like many older homes, it lacked the layout and fire separations required for a legal secondary suite. The challenge was to reimagine this space to meet current building standards while creating a comfortable and appealing living environment.

The first step was ensuring safety and compliance. The existing bathroom and laundry area were retained but updated with proper fire separations to meet code requirements. The old drop ceiling was removed and replaced with fire-rated drywall for improved safety. The contractor took the opportunity to add decorative false beams to the new ceiling, an inspired touch that gave the suite character and warmth. These design choices helped the space avoid the “cookie-cutter” look, helping to distinguish it from many other basement conversions.

To make the layout functional for a new unit, additional bedrooms were added. The careful planning of the floor plan ensured that every square foot was optimized for both privacy and flow. One of the standout features of this project is the egress window. Thanks to the sloped grade of the lot, the renovation team was able to install an exceptionally large window in the living area. This not only meets safety requirements but also floods the space with natural light, giving it the bright, open feel of a main floor living room rather than a basement.

For privacy and functionality, the door connecting the basement to the kitchen upstairs was closed off, creating a fully self-contained unit with its own dedicated entrance.
