Part 2: From Garage to Great! Creating a Detached ADU That Just Works

After completing the secondary suite, the investor turned their attention to the back of the property. Like many North Kingston homes, this one had a sturdy detached garage sitting on a good-sized lot. It wasn’t doing much beyond storing old tools and bicycles, but with a creative eye, it was easy to picture the next step: a detached accessory dwelling unit (ADU). 

 

The idea behind ADUs is simple, use our existing land to create more housing stock in areas that are well serviced with amenities.  The bonus to having an existing detached garage, is being able to use what’s already there more effectively. In this case, the structure had solid framing, decent height, and enough space for a bright, functional one-bedroom layout. Converting it into a self-contained rental made perfect sense.

Inside, the space was reimagined with a one-bedroom, one-bathroom design that includes a compact but complete kitchen and comfortable living area. The key was keeping things efficient. By grouping the plumbing in one section, kitchen, laundry, and bathroom, the crew minimized costs and complexity while maintaining clean design flow. Every inch of space was put to work without feeling cramped.

In today’s market, detached ADUs hit a sweet spot. They rent for more than basement suites but still offer affordability for tenants who appreciate privacy and a sense of independence. This one now rents quickly, proof that there’s high demand for smaller, well-located homes.

From a design standpoint, the ADU was built with subtlety in mind. It shares the same driveway and yard but feels distinct enough to give tenants their own space. A new privacy fence provides separation between neighbouring properties, while landscaping ties everything back together visually. The finishes, neutral siding, matching roofline, and understated details, keep the look consistent with the main house. The property still blends perfectly into the streetscape, maintaining the same friendliness and charm that made it attractive in the first place. 

 

Of course, the process required navigating zoning regulations, an essential step that can’t be overlooked. In Kingston, detached ADUs often need fencing, additional parking, and some consideration to existing conditions.  Occasionally a minor variance may also be required, depending on lot dimensions. Staying informed early on helped this investor avoid unnecessary surprises and keep the project moving smoothly. 

 

The result is more than an extra rental, it’s a smart re-use of existing space that adds both value and versatility. The garage once collected dust; now it’s a desirable home that contributes to the community’s housing mix in a subtle, sustainable way.
