Here are three essential steps to help keep your tenants safe, secure, and confident in their living space.
1. Well-Lit Walkways
A safe path starts with visibility. Ensuring that all walkways—such as driveways, entry paths, side yards, and stairwells—are well lit helps reduce the risk of trips, falls, and unwanted activity. If hardwiring isn’t possible, solar-powered lights offer a reliable alternative and are especially useful for remote or low-traffic areas.
In colder months, these paths must also be clear of snow and ice. That means planning for shovelling access and drainage in winter conditions. A well-lit, walkable path isn’t just good design, it is year-round peace of mind.
2. Deadbolts on Exterior Doors
Deadbolts are a simple yet essential layer of security—and in Ontario, they’re also a building code requirement for all residential units. Every exterior door must be equipped with a deadbolt that can be locked from the inside without a key.
This not only protects tenants from break-ins but also gives them a clear sense of personal security in their space. When designing or updating a rental unit, never overlook door hardware—it’s a small feature with a big impact.
3. Smoke Detectors
Functioning smoke detectors are a non-negotiable part of tenant safety. They must be installed on every level of the unit and outside sleeping areas, and in some cases, inside bedrooms. Detectors should be hardwired with battery backup, interconnected where possible, and tested regularly.
