What’s included
Preparation of a plot plan for City review of zoning setbacks, based on information provided for your property. The base reference may be an owner-provided survey or a Land Registry record. If no survey is available, GIS mapping or similar sources may be used, with the understanding that these methods have limitations and may not be fully accurate. An updated legal survey remains the most reliable source of information, and owners are strongly encouraged to obtain a current survey whenever possible. Please note that the Optional Add-on Zoning Review is included in this option, and does not need to be purchased separately.
Owner responsibilities and data sources
The homeowner must provide a current survey where available, or GIS mapping information if a survey is not available. House of Three will make best efforts to assist in locating a survey or GIS data; however, not all surveys or GIS maps are available online. Any third-party fees or disbursements required to obtain this information will be discussed with the homeowner in advance and are the responsibility of the homeowner.
Scope limitations
Lot grading plans are not included in this add-on. Lot grading design and approval, if required, must be obtained separately from a qualified surveyor or engineer at additional cost.
Information accuracy and liability
Every effort will be made to prepare the plot plan using accurate and up-to-date information. However, certain details—such as easements or unregistered interests—may not be accessible through available sources. This service cannot be held liable for omissions or discrepancies arising from limitations in the underlying data. We are not planners, surveyors, or engineers, and this is a “light” plot plan for general conformity only. Professional legal, title, survey, or engineering verification should be considered for any critical or high-risk decisions.
Timeline
The typical timeline for this add-on is 1 week from the date of payment and receipt of all required information (including the property survey and zoning data). This timeline may be extended if zoning information is not readily available online from the municipality, or if there are delays in the homeowner providing a survey or other necessary documents.
Fees
This fee is charged per plot plan. Pricing will be confirmed based on the specific property, scope of work, and complexity.
