Owner responsibilities and data sources
The homeowner must provide a current survey where available, or GIS mapping information if a survey is not available. House of Three will make best efforts to assist in locating a survey or GIS data; however, not all surveys or GIS maps are available online, and availability varies by municipality. Any third-party fees or disbursements required to obtain this information will be discussed with the homeowner in advance and are the responsibility of the homeowner.
Scope limitations
A plot plan is not included in this service but may be purchased separately as an additional add-on.
Information accuracy and liability
Every effort will be made to complete the zoning review using accurate and up-to-date information. However, certain details—such as easements, unregistered interests, or site-specific constraints—may not be accessible through available sources. This service cannot be held liable for omissions or discrepancies arising from limitations in the underlying data. Professional legal, title, survey, or planning advice should be considered for any critical or high-risk decisions. Please note that we are not licensed planners; this is a “light” conformity review for general compliance only and is not a substitute for a formal planning opinion.
Timeline
The typical timeline for this add-on is 3 business days from the date of payment and receipt of all required information (including the property survey and any necessary zoning data). This timeframe may be extended if zoning information is not readily available online from the municipality or if there are delays in the homeowner providing a survey or other required documents.
Fees
This fee is charged per zoning review / per lot. Pricing will be confirmed based on the specific property and scope of review if a more complex review is required.
