How Do I Get a Property Survey?

At House of Three, we offer a variety of different concierge services for our design clients. Over the last few weeks we have highlighted some other services like Engineering Coordination and Building Permit Portal Services. This week we will be focusing on our Property Survey service.

What is a Property Survey?

A property survey is necessary for design, zoning review, and permit applications. A property survey includes information like measurements of buildings, property lines, sometimes topography, and potential problem areas that may arise during the project. While there are a variety of different property survey options available, organizing and coordinating can become overwhelming. House of Three is happy to act as the main point of communication, obtain quotes, coordinate the scope of work based on the project’s needs, and ensure that all important documentation is obtained. 

Through our Property Survey Service, House of Three will source our preferred survey partners and streamline the process for you. All surveying communication will be directly with the surveying firm.

Survey Coordination

During the Survey Coordination service, we will manage the process of purchasing a new survey with our Surveyor on your behalf. This will include a variety of necessary tasks that you can take a step back from, take a deep breath, and continue with other tasks that require your attention.  

Some of the tasks that we will coordinate are securing quotes from our preferred Surveying Firm, facilitate contracts between the Surveyor and you, address design-related questions, up to one hour of meeting time with the surveyor to review the project scope (if required), coordinate communication including zoning information, and proposed building footprint if a plot plan by the surveyor is needed. Finally, we will also take care of preparing “cleaned” base drawings of the proposed building for surveyor use if necessary. 

With this service, the only responsibility that you as the client will need to take care of, is ensuring that all payments are made directly to the Surveying firm for any work billed.

Historic Survey Coordination

We also understand there are different needs and requirements for historical surveys, and are ready and happy to assist. With this service, House of Three is the main contact between our preferred Surveyor and you to help lessen the workload on your plate during the project.  

Some of the tasks that we will coordinate for you include coordinating searching for historic surveys showing the original dwelling on your property and secure quotes from our preferred surveying firm. We will facilitate contact between the survey and client if required, and purchase the survey from our preferred surveying firm on the client’s behalf. 

When it comes to your responsibility, you only need to keep the following in mind: agreeing to this service, the client acknowledges that House of Three and the Surveying firm are not responsible for the contents of the survey. These surveys are historic and may pre-date existing additions and adjustments to the property. Unfortunately, House is Three is not able to view any historic surveys prior to purchase by the client.
