What’s Included

• Full .PDF plan set as shown and described
• BCIN-licensed drawings, ready for permit submission
• Completed Ontario Building Permit Application form (.pdf) with your project address, Schedule 1 (Designer Form), and Energy Efficiency Design Summary (EEDS) where applicable
• Delivery within 14 days; your plan set and building permit application form will be emailed directly to you

Important Disclaimer — Please Read Carefully

The following are not included and remain the owner’s responsibility:

• No site visits or field measurements provided
• Owner must verify onsite measurements and ensure compliance with local zoning by-laws
• No plan modifications or customizations (plans provided “as is”; customizations are available at an additional cost)
• Plans are based on the Ontario Building Code and use Spruce-Pine-Fir No. 1 & 2, with poured concrete foundations, and pre-engineered roof trusses (obtaining truss manufacturer's engineering owners responsibility)
• Owner must submit the building permit application and cover all permit fees and construction costs
• Zoning compliance is the sole responsibility of the owner
• Wood railings designed per OBC Supplementary Standard SB-7(where applicable)
• Drawings are valid for one address and on building only

Optional Add-Ons (Additional Cost & Processing Time)

• Printed copies (4 sets) shipped via courier (shipping times are not within our control)
• Plot Plan (requires 1 extra week; owner to provide property survey showing house on lot)
• Zoning review (adds 1 business day)
• Permit application submission through online municipal platforms (where available)
